How to Get Your Property Ready for a Tenant

Your rental property has recently become vacant, and you’re thinking about putting it back on the rental market.  But what do you need to do in order to ensure that your property can rent quickly and at market value? Typically, when we make a rental property ready for the market, we do many of the same things that one would do in order to get a property ready for sale.  The first thing you need to think about is when a prospective tenant drives up to your property, what do they see on the outside? A prospective tenant is going to look for a law that’s well-kept, i.e., that’s been mowed, edged, and trimmed. You will want to ensure any shrubs have been trimmed up and that there is some fresh mulch around the flower beds.  All of these things show a prospective tenant that the house is being cared for properly. 

When a prospective tenant enters the door, one of the first things that they will notice are the smell and look of the carpet.  They’ll be looking at the walls to see if they have been cared for properly, so these are things that may need taken care of as well.  Remember, a prospective tenant will be walking around this house and looking to see if the ceiling fans are in working order, they’ll be making sure that the blinds work, and they are going to look at the appliances to ensure that they’re neat, clean, and in working order. 

Keep in mind that the number one reason that tenants leave a rental property is that they are not happy with the maintenance of that property.  So, maintenance is very important when prospective tenants are looking at properties.
